Application Fees

  • Luna requires a non-refundable application fee of $65 per applicant (18 years of age and older).

  • Luna’s hold deposit is $500.

    In accordance with Fair Housing laws, Luna leases apartments on a first-come, first-served basis. Every applicant may request to place a $500 fully refundable hold deposit on any available apartment home before submitting an application to secures first right to lease the unit.

    • If the application is denied, the hold deposit will be refunded in full and the unit will be posted as available.

    • If the application is approved, the hold deposit will be applied toward your fully refundable security deposit.

  • Luna requires a security deposit to be paid in full upon lease signing.

    Standard security deposit amounts by floor plan:

    • Studios, alcoves, and one-bedrooms: $500.

    • Two-bedrooms (Orion, Gemini & Phoenix): $750

    All security deposits are fully refundable upon move-out, less the cost of cleaning and any damages to the unit beyond reasonable wear and tear.

    Luna reserves the right to require a larger security deposit upon approval, depending on the application.

  • Luna Apartments requires a non-refundable administrative fee of $100 per adult applicant (18 years of age and older). This fee is due at the time of lease signing along with the security deposit.

    This fee is charged for the administrative services associated with the processing, preparation, and administration of the residents application, lease agreement and resident file.

  • Luna requires that all applicants demonstrate verifiable income equal to 2.5 times the monthly rent.

  • Luna accepts guarantors are requires that they demonstrate verifiable income equal to 5 times the monthly rent.

Luna’s application process includes a background check, credit check, rental history verification, and income verification. Applications are delivered via text or email upon request and are required for each adult applicant (18 years and older).

Required documentation includes a photo of the applicant’s government-issued ID and two months’ worth of pay statements. Other forms of income such as bank statements, investment distributions, and Social Security are also accepted.

Utility Charges

  • Luna bills a utility administrative fee of $3.80 per month to each unit.

    This charge is applied to the residents ledger and is due on the 1st of the month along with their other reoccurring monthly charges.

  • Luna charges a $12 monthly trash fee per occupant.

    This charge is applied to the residents ledger and is due on the 1st of the month along with their other reoccurring monthly charges.

  • Luna bills water and sewer back to residents using the City of Minneapolis’s RUBS (Ratio Utility Billing System) calculation.

    Water/sewer costs will vary from monthly to month depending on building wide usage.

    This charge is applied to the residents ledger and is due on the 1st of the month along with their other reoccurring monthly charges.

  • Natural gas service is applicable only for Luna’s Gemini and Orion floor plans.

    Upon move-in, residents are required to set up their own account directly with CenterPoint Energy.

  • At this time, Luna includes electricity costs in the monthly rent.

  • Residents are responsible for setting up their own internet service with a provider of their choosing.

    Luna has a partnership with Quantum Fiber and will connect future residents with a Quantum Fiber sales representative upon lease signing so they can take advantage of special offers and schedule their service installation.

At this time, electricity is included in the resident’s monthly rent at Luna Apartments.

Residents are responsible for natural gas, trash, water/sewer, and internet service.

Other Charges

  • Residents are required to maintain renters insurance with a minimum of $100,000 in coverage for their unit and the building.

    They may obtain renters insurance through a provider of their choosing.

    If a valid renters insurance policy is not provided upon move-in, residents will be automatically enrolled in Luna’s master policy and charged $14.50 per month ($10.50 renters insurance fee + $4.00 administrative fee). This charge is applied to their ledger and is due on the 1st of the month along with their regular monthly charges.

  • Garage parking is available for $175 per month per parking space.

    This charge is applied to the residents ledger and is due on the 1st of the month along with their other reoccurring monthly charges.

  • Luna requires a one-time, non-refundable pet fee in the amount fo $300 to be paid for each approved pet residing in the unit.

    Pet rent is $40 per month per cat and $50 per month per dog. This charge is applied to the residents ledger and is due on the 1st of the month along with their other reoccurring monthly charges.

    Each apartment is limited to a maximum of two approved pets.
